Three services that are often thrown together. They interlock, but they happen in completely different places. Once you separate them, you know who to call.

Happens at the drawing board. Plans, elevations, building application documents and working drawings are produced before the first machine arrives.

Structural design

Happens in the calculation. The analysis says which section, which reinforcement and which connection carries the loads. On paper.

A site diary, entry by entry

This is how site management runs from setting up the site to handover. The order is fixed, the dates follow your own programme.

  1. Setting up the site

    Before the first spade goes in, access, storage areas, protection and survey points are settled. Careless work here costs days later.

  2. Excavation and foundations

    The formation level, the ground and the type of foundation are checked against the soil report. If the ground differs, the foundation is adjusted, not the expectation.

  3. Reinforcement and concrete

    Before every pour the reinforcement is checked: position, lap lengths, cover. After that it is invisible for good, which is why this single visit decides so much.

  4. Shell and bracing

    Walls, columns, lintels and floors go up. We check grid lines, opening sizes and the bracing elements against the working drawings.

  5. Roof and envelope

    Roof structure, anchoring, waterproofing and junctions. From here on every mistake is expensive, because it disappears behind linings.

  6. Fit out and trades

    Now several firms work closely one after another. Coordination, interfaces and dates matter more than any single detail.

    Work is checked, open points are recorded, measurements and documents are collected. What is written here is what counts later.

Who answers for what on the site

A building site has three sides. As long as it is clear where each decision is taken, questions stay short and dates hold.

The client

You appoint, you decide on changes and you release the money. Anything that moves cost or dates comes to you beforehand and not afterwards.

Site management

We represent your interests on the site: checking the work, coordinating the trades, documenting progress and reporting deviations as soon as they appear.

The contractors

The firms owe their work under the contract and the recognised rules of construction. They stay responsible for it even though we check what they build.

Site management replaces neither a contractor nor a contract. It makes sure both are honoured.

    Anything that departs from the drawings is described, located and reported. With a date, so that nobody has to reconstruct later when it was noticed.

    The state of the building at handover, with the open points and the documents that belong to it.

The extent of the documentation is agreed before work starts and follows the project.

The office

Ingenieurbüro Konrad Smoczynski is a design office in the Kreis Heinsberg. It works with freelance colleagues, partners and construction firms across North Rhine Westphalia.

The office designs and structurally conceives mainly detached and apartment houses, alongside structural civil engineering. Site management and construction supervision can be taken on as an option, including where the design and the structural work come from elsewhere.
